What You Really Need to Know Before Hiring a Contractor
Hi friends! One of the top questions I get is: “What should I look for in a contractor?” This topic is incredibly important to me. Why? Because I’ve seen too many homeowners get taken advantage of or lose money due to poor communication or lack of proper documentation.
Now that it’s finally spring, most of us are eager for a refresh. Whether it’s updating your kitchen, installing maintenance-free siding, or never painting again, it’s exciting to imagine the changes. However, before you jump into any remodeling project, there are a few essential things you should know about hiring the right contractor.
Don’t worry—I’ve got your back! 💪 Below is your contractor scorecard to help you evaluate the right fit for YOUR home.
✅ Your Contractor Scorecard: What to Look For
1. Proof of Establishment
Start by asking: Do they run the business out of a pickup truck, or do they have a real presence in your community?
✔️ Ask for recent references
✔️ Request a bank letter and a supplier letter to verify financial stability
2. Credentials
Contractors must be certified—no exceptions.
✔️ Look for Lead Safe Installer (LSI) certification
💡 If they don’t have this, fines can reach up to $30,000—yes, you read that right!
3. Insurance & Licensing
✔️ Ask for a business license number, and ensure it’s visible on job site signs and contracts
✔️ Request proof of liability and workers’ comp insurance
In addition, make sure they carry updated coverage that protects you in case of job-site accidents.
♻️ Do They Use Quality Products?
It’s easy to get drawn in by a low estimate. Unfortunately, that often means they’re using subpar materials.
✔️ Confirm they use energy-efficient, durable materials
✔️ Avoid bait-and-switch tactics by asking for brand names up front
📝 A Detailed Contract Is Non-Negotiable
Most disputes happen because of vague agreements or missing contracts. Therefore, never start a project without a clear written contract.
✔️ Your contract should include:
The full scope of work
Material brands and specifications
Estimated start and finish dates
A firm price—not an estimate
A defined policy on dumpster and debris removal
A change order form for any modifications, signed by both parties
Additionally, don’t pay more than 30% upfront. Hold the balance until you’ve reviewed the completed work with your contractor and signed a Certificate of Satisfaction.
🎓 Education Over Pressure
Personally, I believe education is everything.
Your contractor should inform and empower you, not pressure you into decisions.
For example, a good contractor takes time to walk you through product options, energy savings, and timeline expectations—without pushing a sale.
🏆 Check Their Reputation
✔️ Look for online reviews—think of it like checking TripAdvisor
✔️ Ask: Are they involved in your community? Do they have awards or industry recognition?
Moreover, talk to past customers, and look at photos of recent work. It all adds up to credibility.
🔒 Ask About the Warranty
✔️ A solid contractor should offer a lifetime warranty
✔️ More importantly, ask to see the actual certificate
✔️ Confirm that the warranty is backed by the manufacturer—not just the installer
💬 Think Beyond Price
Yes, budget matters. But this isn’t just about saving a few dollars—it’s about protecting your investment and peace of mind.
Therefore, look for:
Clear communication
A history of reliability
Transparent pricing and a willingness to answer questions
🛑 Beware the “taillight warranty”—when the only thing you see after paying is the contractor’s taillights disappearing down the road.
