What Do You Need To Know When Hiring A Contractor…you ask? This is one of my #1 concerns that I think you should know when you choose a contractor. I have a huge passion to inform you so you don’t get taken advantage of or lose any money.

If you’re like most people right now, you’re ready for SPRING, which means it feels like it’s time for some remodeling — perhaps sprucing up a kitchen or living-room, maybe never wanting to paint again, or even installing maintenance free siding. You are not alone, we want a change, need more light, need to save money on energy bills, but before you jump on the renovation bandwagon, here are a few tips you should know about choosing the right contractor.

I got your back here…here is your scorecard to rating the best contractor for YOUR home.

  1. Research their Proof of Establishment: Do they just work out of their pick-up truck? Ask for references as well as a bank letter & supplier letter.
  2. Do they have the Right Credentials? They should be Lead Safe Installers (LSI). If someone asks for credentials and you don’t have them, officials can fine you up to $30,000.
  3. Do they have Insurance & a Business License? Ask for their business license number which should be on the job site sign and also their contracts.
  4. Energy Efficient Products: Are they luring you in with cheap insufficient product? Don’t fall for the bait & switch and make sure your product is energy efficient and will save you money and the environment.
  5. Contract, Contract, Contract: Do they have a detailed contract and change order form? If not I would run away. This is where most homeowners get taken advantage of because there is NO written contract. Every single project no matter how big or small should have a contract.The contract should include every detail, including dumpster removal, to ensure clear expectations for both parties. It should also have:
    • Description of the work with brand and materials being used
    • Rough estimates for start and finish dates
    • Contract Price- firm; not an estimate.
    • Signed by BOTH the homeowner and the company representative
    • Both the homeowner and the company representative must sign a Change Order Form for any agreed-upon post-contract work.
    • Don’t pay more than 30% upfront and don’t pay until you are satisfied. They should have a Certificate of Customer Satisfaction and after you go through the project with a representative-then you pay the balance. Ask to see this form.
  6. Educational Presentation: This of course if my favorite part! Yes they should educate and WOW you! Answer all of your questions with NO sales pressure.
  7. Accolades, Awards & High Rated Reviews: Just like you go on Trip Advisor, check them out…do they have great reviews? Are they a part of your community?
  8. What is their Warranty? You should always have a lifetime warranty. Ask to see the actual certificate.

Think beyond price: I know it’s hard but you need to step away and think beyond price. You are going to make an investment in your home and building a relationship with your contractor. So when you make your decision, think about the above checklist, their reputation, and their communication skills. The last thing you want to do is get a taillight warranty as David says… You see their taillights of their truck and they are gone.
