Water stains right at the frame usually point to the skylight. Stains spreading outward several feet often signal a roofing or flashing issue. Knowing the difference helps you get the right repair — and avoid paying for the wrong one.

How to Tell the Difference: Skylight vs. Roof Leak

  • Frame Stains: Water marks directly around the skylight frame are a strong indicator of a failed seal or gasket. That’s a skylight problem, not a roofing problem.
  • Spread Pattern: Moisture staining that fans out several feet from the skylight usually points to a flashing failure or broader roofing issue. The water is entering elsewhere and traveling to that spot.
  • Rain Intensity: Leaks that appear only during heavy or wind-driven rain often trace back to flashing. Drips that show up even in light rain are more likely coming from the seal itself.
  • Skylight Age: Units older than 15 years are near or past the end of their seal’s useful life. Age alone makes the skylight the more likely culprit when a leak appears.
  • Fog Between Panes: Condensation between the glass layers is a clear sign of seal failure inside the unit. That’s a skylight issue — not weather-related, not a roofing issue.
